The client

Kingsley Estates is a Watford estate and letting agency, led by director Jack Kingsley, handling property sales, lettings and property management.

The business is built on a straightforward, personal approach: honest advice, no over-the-top claims, and an owner who is hands-on in the day-to-day running of the agency.

The challenge

Kingsley Estates needed a website capable of serving several different audiences without becoming complicated to navigate. Buyers and tenants need to find properties quickly, while sellers and landlords need clear routes to valuations, services and important information.

The challenge was bringing those different requirements together into one professional, easy-to-use website that reflected the straightforward, personal approach of the business.

The solution

I designed and built the website around its four audiences (buyers, sellers, landlords and tenants), giving each a clear path to what they need. I worked with Kingsley's existing logo and branding throughout, so the site feels unmistakably theirs.

Kingsley already manages its properties in Street, so rather than asking the team to maintain listings in two places, I integrated the website with the Street API. Property details are drawn from Street and presented within the bespoke Kingsley Estates design, so the listings on the website come from the same system the team already works from.

Everything else, from pages and page content to team members and testimonials, is managed in Payload CMS, which I set up so Kingsley can make routine updates without needing me. Each type of content lives in the tool best suited to it, and the website brings them together into one consistent experience.

Trust matters in estate agency, so the Client Money Protection and Property Ombudsman certificates, the complaints procedure and fee information are all easy to find, and there's a clear route to get in touch or book a valuation throughout the site.

Search that works the way people look for a home

Buyers and tenants can search by area or postcode, price and bedrooms, switch between sales and lettings, and choose whether to include sold and under-offer properties.

Clear routes to book a valuation across the site, using Street's own booking form so requests go into the system the team already works from, plus an instant online valuation for owners who want an estimate straight away.

Dedicated sections for each audience, from sales fees and mortgage and conveyancing information to landlord service levels, tenant costs and maintenance reporting.

Saved favourites

Visitors can save properties to a favourites list, which stays in their browser so they can pick up where they left off.

The Kingsley team can add and edit pages, page content, team members and testimonials themselves, without waiting on me for routine updates.
